Axis Real Estate Investment Trust announced its fourth quarter results for the financial year ended 31 December 2024 with the FY24 achieving a  total trust income of RM320.1 million, reflecting a 12.0% year-on-year growth, while net trust income amounted to RM212.5 million.

The group said the growth was primarily driven by contributions from newly acquired properties, new tenancies at Axis Mega Distribution Centre (Phase 2), and positive rental reversion across its portfolio. Axis said taking into consideration the fair value adjustment on the portfolio during the year, net income after tax decreased to RM210 million in FY2024 as compared to FY2023's RM217 million. This was however due to a lower gain in fair value of investment properties.

The gain in fair value in FY2024 was RM49.4 million in contrast to RM81.3 million in the preceding year. Notwithstanding the revaluation gain, the adjusted net income before tax would have been RM163.1 million as compared to RM140.3 million in the preceding year, which translated to year-on-year increase of 16.0%.

For Q4FY2024, Axis-REIT reported a total trust income of RM87.8 million, representing a 16.0% increase from RM75.6 million in the same quarter last year. Net trust income was RM93.5 million, reflecting a resilient portfolio performance.

Axis REIT Managers Berhad, the management company of Axis-REIT, has proposed to distribute 99% of the realised income available for distribution for the period from 13 November 2024 to 31 December 2024. The final income distribution of 1.27 sen per unit includes a non-taxable portion of 0.74 sen per unit. Coupled with the income distribution that was declared and paid on 29 November 2024, Axis-REIT's total distribution per unit ("DPU") declared for Q4FY2024 was 2.37 sen. With this Q4FY2024 DPU of 2.37 sen, the total DPU for FY2024 works out to 9.27 sen, an increase of 7.0% as compared with FY2023's 8.65 sen.
