According to statistics from the Leyoujia Research Center, in 2024, 37,972 first-hand housing pre-sale units and 54,487 second-hand housing units were signed online in Shenzhen. A total of 92,459 units were sold, up 44% from the previous year compared to 64,389 second-hand housing units in 2023. Under the main trend of “price for volume” in the market, in 2024, the number of first-hand residential pre-sale online orders in Shenzhen was 37,972 units, up 20% year on year, the highest in nearly 3 years; the average price of first-hand housing transactions was 0.054 million yuan/square meter, down 10% year on year. Second-hand sales in Shenzhen continued to rise in 2023 and 2024. Although there is still a certain gap compared to before 2020, the transaction momentum is good. In 2024, 54,487 second-hand housing units were signed online in Shenzhen, up 66% year on year, the highest in nearly 4 years, far exceeding 2021. In terms of price, the average price of second-hand residential transactions in Shenzhen in 2024 was 0.063 million yuan/square meter, a year-on-year decrease of 3%. Although second-hand housing transaction prices fell 3%, they fell sharply from -12% in 2023. The decline has narrowed markedly, and there are obvious signs of “stopping falling and stabilizing” in the fourth quarter. (CFA Correspondent Wang Haichun)
