In May 2021, the price increases of commercial housing sales in 70 large and medium-sized cities remained basically stable.

The sales price of new commercial housing in first-tier cities has increased slightly, while the increase of second-hand housing has dropped.

It is estimated that in May, the price of newly built commercial housing in four first-tier cities rose 0.7% month-on-month, a slight increase of 0.1% over the previous month, and 6.0% year-on-year, an increase of 0.2% over the previous month. The price of second-hand housing in first-tier cities rose 0.6% month-on-month, down 0.2 percentage points from last month. Among them, Beijing, Shanghai and Guangzhou rose 1.1%, 0.7% and 0.9% respectively from the previous month, down 0.1%, 0.2% and 0.3% from the previous month, while Shenzhen fell 0.1% from the previous month. The price of second-hand housing in first-tier cities rose 10.8% from a year earlier, down 0.5 percentage points from last month.

The price increase of commercial housing in second-and third-tier cities may be the same as that of the previous month, and the year-on-year increase is basically stable.

It is estimated that in May, the prices of newly built commercial housing in 31 second-tier cities and 35 third-tier cities rose 0.6% and 0.4% respectively from the previous month, the same increase as the previous month; second-hand housing sales prices rose 0.4% and 0.2% respectively from the previous month, down 0.1 percentage points from the previous month. The sales prices of new commercial housing and second-hand housing in second-tier cities rose 5.0% and 3.5% respectively from the same period last year, a slight increase of 0.1 percentage points over the previous month. The price of newly built commercial housing in third-tier cities rose 3.8% from the same period last year, down 0.1% from the previous month, while the price of second-hand housing rose 2.6% from the same period last year, a slight increase of 0.1% over the previous month.
