According to data from Midland Realty's integrated branch, Statistics on the top ten residential estates in Hong Kong show that there were 259 rental cases in the market last December, a slight month-on-month decrease of about 4.1% compared to the 270 cases recorded in November.
Midland Realty's Residential Department CEO, Mr.布, explained that after the end of the rental peak season, the monthly rental cases for the top ten estates have fallen to between nearly 260 and nearly 290 over the past four months, a significant decrease compared to over 400 cases per month during the peak summer season in July and August. In addition to the end of the rental peak season, the continuous interest rate cuts by local Banks have attracted some users to 'switch from renting to buying', which is believed to be another reason for the noticeable decrease in rental cases in the top ten estates in recent months.
Mr.布 mentioned that although the rental cases in the top ten estates decreased last December, four of the estates saw an increase in rental cases month-on-month, among which Sha Tin First City performed exceptionally well. According to Statistics, there were 50 rental cases recorded in Sha Tin First City last December, making it the most active estate among the top ten, with a month-on-month increase of about 19%, the highest in the top ten estates. As for New Town Plaza, Kingswood Villas, and Taikoo Shing, their rental cases also increased month-on-month by about 8.7%, 4.2%, and 2.7%, respectively.
In contrast, last December, Whampoa Garden had the least rental cases, with only 5 cases, representing a drastic month-on-month decrease of about 58.3%; Mei Foo Sun Chuen also saw a month-on-month decrease of about 36.8%; while海怡半島, 嘉湖山莊, 麗港城, and 映灣園 recorded month-on-month declines ranging from about 3.7% to 12.5%.
