FIRST PACIFIC DAVIS announced that it has been appointed as the exclusive agent to publicly invite offers for the entire top floor of Queen's Road Central 9 (Huang Jiu) on the 34th floor and the entire 13th floor of Bank of America Center at 12 Harcourt Road, Admiralty. The deadline for the public invitation for the above properties is noon on March 18 next year.
The building area of Huang Jiu on the 34th floor is approximately 8,570 square feet, and this property is the highest floor of the building, also being sold with a quality Medical Group lease, generating a monthly rental income of about 0.74 million yuan, providing immediate returns for buyers; with an estimated value of about 0.352 billion yuan. The building area of the 13th floor of Bank of America Center is about 13,880 square feet, with part of it being sold with a lease and part vacant; with an estimated value of about 0.35 billion yuan.
According to the information, both properties are held by Wing Lun Group, which purchased the top floor of Huang Jiu for about 0.53 billion yuan during the peak of the office market in 2018, with a price per square foot of about 0.0618 million yuan, setting the highest record for price per square foot of Grade A buildings in Hong Kong, and according to the latest valuation, it is 0.178 billion yuan or 34% lower than the purchase price six years ago.
