FIRST PACIFIC DAVIS (Hong Kong) announced that it has been appointed as the exclusive agent for the public tender sale of the property at 318 Hennessy Road, Wan Chai (formerly known as W Square), with a total construction area of approximately 0.1286 million square feet and a site area of about 7,651 square feet, including the naming rights for sale. The deadline for the public tender is March 18, 2025.
The property consists of 8 floors of retail space and 16 floors of office space, with each floor's construction area ranging from approximately 2,998 to 7,338 square feet and ceiling heights reaching 3.35 to 4.72 meters. Each retail and office floor is equipped with its own elevator.
The Chief Senior Director of the investment department, Wen Wu Chong, stated that the latest valuation of the property is 2.2 billion yuan, with estimated monthly rental income of about 5 million yuan.
WING LUN Group purchased the aforementioned property from WING TAI PPT (00369.HK) for 2.8488 billion yuan in 2018, with the latest valuation being approximately 0.649 billion yuan or about 22.8% lower than the purchase price six years ago.
