Birot's <3452> announced its consolidated financial results for the third quarter of the fiscal year ending December 2024 (January-September 24). Sales revenue increased by 42.5% to 27.671 billion yen compared to the same period last year, operating profit increased by 55.1% to 6.627 billion yen, ordinary profit increased by 61.5% to 6.3 billion yen, and net profit attributable to the parent company's shareholders for the quarter increased by 65.5% to 4.448 billion yen.

In the real estate investment and development business, the sales revenue increased by 48.6% to 22.76 billion yen compared to the same period last year, and segment profit increased by 51.3% to 5.154 billion yen. The number of properties sold was 39 (compared to 35 in the same period last year), including 29 residential real estate properties (26 in the same period), 4 office and retail buildings (6 in the same period), 4 land properties (2 in the same period), 2 hotels (none in the same period), and others (1 in the same period). Strong sales of residential properties and the significant contribution of handing over previously held hotels before the COVID-19 pandemic greatly boosted performance. On the other hand, the number of properties acquired was 24 (same as in the previous period), including 19 residential real estate properties (16 in the same period), no office and retail buildings (6 in the same period), and 5 land properties (including development sites) (2 in the same period). In terms of regions, there were 10 properties in the Kanto region (12 in the same period), 4 in Kyushu (1 in the same period), 9 in Kansai (10 in the same period), and 1 in Chūbu (1 in the same period). The inventory at the end of the third quarter was 41 properties (45 in the previous period). Additionally, one capsule hotel and one office and retail building were sold, while an office and retail building and a development site are held in inventory.

In the real estate consulting business, sales revenue increased by 26.7% to 1.66 billion yen, and segment profit increased by 101.2% to 0.928 billion yen. Projects continued to accumulate primarily in the Kanto, Hokkaido, and Kansai regions, with the number of successful projects totaling 57 (compared to 54 in the same period last year). The breakdown of the 57 projects includes 18 in the Kanto region (26 in the same period), 9 in Hokkaido (9 in the same period), 3 in Kyushu (2 in the same period), 26 in Kansai (17 in the same period), and 1 in Chūbu (none in the same period). In terms of sales agency, the number of newly delivered units of newly built condominiums was 838 (696 in the same period).

In the real estate management business, sales revenue increased by 11.2% to 3.282 billion yen, and segment profit increased by 16.9% to 1.631 billion yen. The number of properties for which management operations were entrusted by clients increased to 158 (154 in the same period last year) in the property management field. The breakdown of properties under management operation by region includes 78 in the Kanto region (73 in the same period), 43 in Hokkaido (44 in the same period), 28 in Kyushu (28 in the same period), 5 in Kansai (5 in the same period), and 4 in Chūbu (4 in the same period). In the asset management field, there were accumulative contributions from projects like the cold storage warehouse development project of the partially invested 'Nippon Cold Chain No. 1' and asset management fees for 'OWEN-IP' operated health care facilities.

For the full fiscal year ending December 2024, the sales revenue is maintained at 30.1 billion yen, a 28.0% increase from the previous year, operating profit stands at 5.69 billion yen, a 3.5% increase from the previous year, ordinary profit at 5.06 billion yen, a 2.3% increase, and the net profit attributable to the parent company's shareholders for the year is 3.47 billion yen, a 5.2% increase, based on the revised consolidated performance forecast issued on September 30.
