S P Setia Bhd is set to unveil the latest phase of its Anggun Villa series, Anggun Villa III, in Bandar Kinrara, Puchong, Selangor, on October 26, 2024. This new development will feature double-storey semi-detached units designed with a clean and contemporary aesthetic, contributing to the mature township of Bandar Kinrara.
With a total gross development value (GDV) of approximately RM105.17 million, Anggun Villa III will comprise 30 modern double-storey semi-detached homes. The units will offer spacious built-ups of 3,951 sq ft, with land areas ranging from 4,058 sq ft to 6,078 sq ft. Prices for the units will start from RM3.38 million to RM3.71 million for Type A, and from RM3.39 million to RM3.89 million for Type A(M).
Setia Divisional General Manager Razly Mohammad Rus expressed enthusiasm for the upcoming launch, noting the steady growth of the Bandar Kinrara township and the success of previous launches, such as Irama Villa IV, which launched in March this year and is nearly fully sold. "We believe Anggun Villa III will be a good investment opportunity, appealing to middle- to upper-income professionals, couples, and families from the catchment areas of Bandar Kinrara and surrounding regions," he said.
He also highlighted the development's strategic location and amenities. "We are confident that this phase will perform well and will have good capital appreciation due to its convenient amenities," Razly added.
Anggun Villa III is situated near numerous amenities, including schools such as Sekolah Kebangsaan Seksyen 1, Sekolah Kebangsaan Seksyen 2, and Tzu Chi International School. The development is also in proximity to commercial hubs and malls, including IOI Mall Puchong and Sunway Pyramid, as well as recreation centres like Kinrara Golf Club and Sunway Lagoon.
Covering 1,904 acres, the freehold township of Bandar Kinrara is well-connected, with access to major highways including the Bukit Jalil Highway and Shah Alam Expressway. It is known for its connectivity to commercial hotspots, healthcare centres, schools, and public transportation hubs like the Kinrara BK5 LRT Station.
