According to the 'Rental Trend Chart' by Midland, the average rent for private residences in September, calculated by usable area, was approximately 37.92 yuan per square foot, with a monthly increase of about 0.1%, rising for seven consecutive months to reach a five-year high. The rent has risen nearly 5.9% in the first nine months of this year, only about 1.1% lower compared to the historical peak.
Midland Realty's Chief Analyst Allen Lau pointed out that the rental return on investment is increasing. With the interest rate reduction cycle underway leading to lower mortgage rates, along with the policy report easing the property mortgage ratio limit to seventy percent, it is expected to attract some investors to enter the market for long-term rental income.
