CBRE Group announced that it has been exclusively appointed by the owner to sell the property at 22 Root Street, Kowloon Tong through a public bidding process, with the deadline set for 12:00 noon on November 22 this year.
The property is located at the junction of Canal Road and Root Street, to be sold with vacant possession. It is currently a two-storey residential building with an additional approximately 0.01 million square feet private garden. The site area is about 14,265 square feet. According to the building plan approved by the Buildings Department in 1990, the existing plot ratio floor area is about 8,532 square feet.
Bao Juejian, Senior Director of CBRE Group's Hong Kong Capital Markets Department, pointed out that the property is zoned as Category 3 residential use with a regular plot shape and high flexibility. It is extremely rare in the area, and has great redevelopment potential if planned according to the existing plot ratio or total floor area, showcasing significant opportunities.
