On September 24, Caixin reporters visited the location of Xiaomi Autos Phase II factory in Beijing Economic and Technological Development Zone. The Phase II factory is adjacent to the already operational Phase I factory. The site has entered the construction phase, with some foundations already completed.

The 'Road Closure Notice' at the construction site indicates, 'According to urban planning arrangements, Zhuxin Road has been demolished and expropriated, and will be closed and shut down on July 25.' In line with this, on July 25, the Beijing Municipal Planning and Natural Resources Commission announced that the industrial project of Block 0106 in Yizhuang New City, Peking, was transacted for 0.84 billion yuan, and the successful bidder was Xiaomi Jingxi Technology Co., Ltd. Business information indicates that this company is a wholly-owned subsidiary of Xiaomi Communications Co., Ltd.

The land area of Block 0106 is 0.531 million square meters, the current location of the Phase II factory under construction. According to the project's planned design, site layout, and other public information, the construction plan includes production workshops 1, 2, and 3, equipment rooms, underground parking, and entrance/exit.

Apart from Block 0106, which has been clearly acquired by Xiaomi and is already in the construction phase, on August 26, approved by the Beijing Economic and Technological Development Zone Management Committee, the Beijing Economic and Technological Development Zone Development and Construction Bureau decided to publicly list the state-owned construction land use rights of the industrial project of Block 0108 in Yizhuang New City, Peking in the market of Beijing's land trading market, for the construction of new energy smart connected vehicles assembly and parts manufacturing project.

The notice indicates that the land area of Block 0108 is 0.176 million square meters, with a starting price of 0.226 billion yuan, bidding increments of 2 million yuan, and a bid security deposit of 46 million yuan. The notice states that the bidding deadline is October 18.

In addition, the industrial projects of Block 0107 and Block 0101 in Yizhuang New City, Peking have not been publicly listed yet. However, the Comprehensive Planning and Implementation Plan of the Beijing Municipal Planning and Natural Resources Commission shows that these three blocks will be uniformly planned. Industry experts estimate that these three blocks will be supporting the new car road test and industrial production services needs of Xiaomi Autos Phase II factory.

At the construction site, the above-mentioned plot has been enclosed by a fence as a whole, and some buildings have completed piling. According to the construction personnel on site, the entire fenced area is the Xiaomi autos factory.

In April 2022, Xiaomi Jingxi won the right to use the industrial project of the YZ00-0606-0101 plot in Yizhuang New Town for 0.61 billion yuan. This plot is the location of the current Xiaomi autos phase one factory. According to previous plans, Xiaomi autos planned to build production factories in two phases in Yizhuang, Beijing, with an annual production capacity of 0.15 million vehicles each. The phase one factory project that has been completed and put into operation has already produced and delivered the Xiaomi SU7 product.

To address production capacity constraints, Xiaomi autos implemented a "two-shift" production mode in June this year. According to Xiaomi's official statement, the delivery volume of Xiaomi SU7 in August exceeded 10,000 units, and it is expected that the target of cumulative delivery of 0.1 million SU7 series by the end of the year is likely to be achieved ahead of schedule in November, and aims to reach a new target of cumulative delivery of 0.12 million new cars for the full year of 2024.

According to industry sources, in 2025, Xiaomi autos will launch the Xiaomi SU7 Ultra production version and a brand-new all-electric SUV with the codename MX11; and in 2026, a range-extended SUV with the codename N3 will be launched. With this plan, Xiaomi autos will inevitably need to accelerate production capacity construction to meet the demand for new product launches.
