The Lands Department announced that the residential land located at No. 185, Cheung Man Road, Chai Wan, Hong Kong was not accepted due to the fact that the land premium did not reach the government's base price for the land. The bidder was excellent, and its parent company was Able Engineering Holdings Limited (01627.HK).

The government will not speculate on the consideration of the bidder's bid.

The site area of the land is approximately 5,213 square meters, designated for non-industrial (excluding warehouses, hotels, and petrol filling stations) purposes. The minimum floor area for private residential use is 30,016 square meters and the maximum floor area can reach 41,704 square meters. The maximum floor area for non-industrial (excluding private residential, warehouses, hotels, and petrol filling stations) use is calculated according to the relevant special conditions in the land sale conditions. The total gross floor area and the floor area for non-industrial (excluding private residential, warehouses, hotels, and petrol filling stations) use must include the floor area of the government premises for the elderly day care center and the home care service team for the frail elderly, which will be built by the buyer in accordance with the land sale conditions.

As a pioneer project of the Private Sector Participation Scheme (PSPS) for Home Ownership, the total number of residential units for the land development project shall not be less than 700. The deadline for submission is July 19.
