The site of Lot 2A, Area 2 and Lot 3 in Kai Tak, developed in partnership with China Overseas and Great Eagle H, was submitted to the Urban Planning Commission for planning approval. It requests to relax the height restriction of about 3.2% for Lot 2, and develop it into a commercial and residential area using the "assembled synthesis" construction method, providing a total of 930 units.

Last year, the developer won the above-mentioned merged residential land with HKD 5.35 billion and now is applying for a change in the use of lot 2. The site area is about 67,500 square feet, applying to relax the height restriction of the building to over 129.035 meters above the main horizontal benchmark, and constructing a 35-story layered complex with a plot ratio of 7.5, while also setting up 3 underground floors. The residential floor area is about 438,700 square feet, and about 67,500 square feet of commercial area is provided for facilities such as clubs and retail stores.

The applicant stated that the proposed development plan is a private residential project, including an adjacent club and outdoor landscaping facilities, supplemented with commercial facilities (shops, service industries, and restaurants) within the platform, retail belt, and underground shopping mall. The development complies with the planning intention of the "Comprehensive Development (4)" zone and is compatible with the nearby development and the Lung Tsing Conservation Corridor. The plan will preserve the atmosphere of the Lung Tsing Conservation Corridor and improve the nearby pedestrian environment.

The combined area of Lot 2A, Area 2 and Lot 3 in Kai Tak covers approximately 145,300 square feet, with a total floor area of approximately 992,300 square feet. The winning consortium must construct a senior neighbor center, accommodation for severely mentally disabled persons, and a boys' hostel in accordance with the land sale conditions.
