In April, the Buildings Department approved 13 sets of architectural plans, with a focus on luxury residences. Among them, Chevalier Int'l (00025.HK) won the bid for a 25,340 square feet 4-storey high tiered residence to be rebuilt at 6 Yip Bun Road, Dragon Garden Villas in Kowloon Tong. The project was successfully unified with a business license last year for HKD 966 million.

In addition, the construction of a 5-storey high tiered residence at 41-45 Pak Tin Chong Road, Chatham Road White Building, formerly a public service cooperative held by Mega Legend Property Development's Li Shek-hong, has been approved, involving a total floor area of about 9,540 square feet. Meanwhile, 54 Chung Hom Kok Road was approved for reconstruction of a 3-storey high western-style house with a total floor area of about 7,433 square feet.

As for the industrial and commercial projects that have been approved for the architectural plans, Chevalier Int'l (00025.HK) has obtained permission to develop a 12-storey high (1 basement level), 152,000 square feet factory building on a HKD 300 million industrial land in On Kui Street, Fanling, which it acquired in 2022.

In addition, Wing Lung holds a permit to rebuild a 16-storey commercial building with a total floor area of about 28,000 square feet at 315 Nathan Road, Jordan. Meanwhile, New World Development (00016.HK)'s commercial land in Anderson Road, Kwun Tong was approved for the development of a 4-storey high commercial project with a total floor area of about 105,000 square feet. The developer won the site for HKD 296 million at the end of 2022 and planned to develop a medium-grade people's livelihood shopping mall with a total estimated investment of HKD 1 billion.
