(1) Management company support business
In the “management company support business,” which is the main force of Papanets ＜9388＞, management companies aim for and develop services that can respond to a wide range of requests from customers, including “regular building inspection services,” “rental container inspection services,” and “monthly condominium support services.”
When the company receives an order for a “regular building inspection service” or “rental container inspection service” from a business partner, it requests patrol/inspection/cleaning from a partner operator (hereinafter partner). Partners prepare reports after completion of work and report them to the company. Similarly, when a monthly condominium service is ordered from a business partner, cleaning work, sales/rental/delivery of futons, sales/delivery of products, etc. are requested from the partner, and reports are received from the partner.
In order to streamline the flow from inspection and cleaning work to reporting, the company independently developed a real estate inspection report cloud system “Jun-kun.” By utilizing a portable information terminal with the same system installed, inspections are performed in accordance with check items displayed on the tablet terminal, converted into data simply by recording photographs at necessary points, and reports to be submitted to business partners can be automatically prepared. Thus, the real estate management company of the business partner can browse at any time via the Web. Also, since it is displayed over details such as model numbers, quantities, replacement locations, etc. of consumables such as light bulbs, etc., detailed information can also be managed collectively.
(a) Regular building patrol service
It is a business that performs regular patrol inspections and daily cleaning in common areas for real estate managed by business partners, and submits reports to business partners. By utilizing “Jun-kun,” patrol reports can be made paperless and quickly prepared and submitted, so it is possible to receive orders from customers nationwide by outsourcing operations to partners even in regions where the company has no base.
(b) Rental container inspection service
It is a business that performs regular patrol cleaning of rental containers and trunk rooms. After the work is completed, a report is submitted to the rental container/trunk room management company. In addition to regular patrol cleaning, we are also contracted to repair defects in proprietary parts of containers and trunks.
(c) Monthly apartment support service
It provides services including sales and installation of furniture appliances, etc., and cleaning and temporary storage of equipment such as furniture to business partners that operate monthly condominiums and furnished rental properties. Also, it is a business that sells and rents futons to rental tenants who regularly use monthly condominiums, etc. Futons that have been rented are collected, cleaned, and newly rented.
(2) Total interior support business
It is a business that receives orders for furniture, interior products, office furniture, etc. from business partner customers, and performs shipping and installation on their behalf from purchase. When an order for delivery etc. of large products is received from a business partner, the company requests logistics companies nationwide through the nationwide two-man delivery network “Papanet” to carry out delivery/unpacking/assembly/installation, etc. When an order for the sale of furniture, home appliances, etc. is received, the company purchases furniture and home appliances, requests partners, etc. that are subcontractors, and carries out delivery and space creation for furniture, home appliances, etc. When an order relating to curtains, blinds, etc. is received, the company purchases curtains, blinds, etc., requests partners, etc. that are subcontractors, and delivers, installs, repairs, etc. of products. When an order related to material procurement etc. is received, the company purchases lumber, etc., and delivers the product, it is a business form.
(a) Nationwide two-man delivery network service “Papanet”
The company uses the nationwide two-man delivery network service “Papanet” to deliver large products such as furniture, interior products, office furniture, etc. in a two-person system, and provides a service that performs unpacking, assembly, and installation. Conventional deliveries of large products such as furniture and home appliances are individually delivered by each delivery company, so the management company needed to be present many times for each delivery, but by using “Papanet,” it is now possible to eliminate the trouble of customers being present.
The company has established a “Papanet Order Center,” and is entrusted with operations related to product packing/shipping, etc. and general logistics operations such as product delivery to customers to Papanet member logistics companies in each region. It differentiates itself from other delivery companies by undertaking not only delivery but all processes up to assembly and installation.
(b) Interior coordination services
House makers and real estate management companies sell interior goods when creating spaces for viewing newly built properties, used properties, and rental properties. Specifically, we undertake housing showrooms for condominiums, detached houses, etc., home staging for open rooms in condominiums, etc., and even showroom coordination. We will draft event plans such as sales meetings and interior fairs based on tie-up plans with each manufacturer.
(c) Curtain and blind maintenance services
Curtain rail maintenance and blind replacement work are carried out in response to requests from customers of houses, etc. that have already been sold by house makers. Instead of curtain manufacturers and dealers, it is also compatible with field surveys and measurements of all kinds of properties such as houses and stores.
(d) Interior material procurement services
We procure domestically produced timber from raw wood, and are involved in lumber sawing and sales to interior manufacturers. We provide high quality timber from timber production areas all over the country.
(3) Others
In addition to real estate leasing, we also rent out storage. The company has an office building (including land) in Saitama Prefecture, owns a warehouse (Koshigaya-shi, Saitama-ken), a rental apartment (Kita-Katsushika-gun, Saitama-ken) and trunk rooms (Yokohama-shi, Kanagawa-ken), uses part of the office building as its own office, and uses the remaining room as rental real estate.
