The Zhitong Finance App learned that according to the Hong Kong Stock Exchange disclosure on March 28, Shenzhen Property Management Group Co., Ltd. (Shenye Property) submitted a listing application to the main board of the Hong Kong Stock Exchange, with CITIC Securities and CCB International as sponsors. According to reports, the company submitted listing applications to the main board of the Hong Kong Stock Exchange on February 24, 2023 and August 25, 2023, respectively.

As a well-known full-service property management, commercial operation and urban service provider in China, Shenye Property is deeply involved in the Greater Bay Area and is continuously covering the Chinese market. Prior to the completion of the spin-off, Shenye Property was a subsidiary of Shenzhen Holdings. Shenzhen Holdings is mainly engaged in property development, property investment, property management and industrial manufacturing businesses. Following the completion of the spin-off, Shenye Property will remain a subsidiary of Shenzhen Holdings.

As of December 31, 2023, the total contracted construction area of Shenye Properties is about 84.1 million square meters, the total number of projects under management is 513, and the total construction area under management is about 80.5 million square meters, covering 47 cities and 14 provinces in China. As of December 31, 2023, the total construction area under management of Shenye Properties in the Greater Bay Area was about 52.8 million square meters, accounting for 65.6% of the company's total construction area under management.

In terms of recent development, the company continued to develop its business after December 31, 2023 and until the last practical date (March 18, 2024). During this period, Shenye Property signed nine new service contracts, with a total construction area of about 1 million square meters. As of the last practical date, the construction area under management increased by about 900,000 square meters. The newly acquired contracts include seven contracts relating to the development of properties by independent third parties and two additional contracts relating to the development of properties by Shenzhen Industrial Group, its subsidiaries, joint ventures or associated companies.

On the financial side, in 2021, 2022, and 2023, Shenye Property achieved operating income of approximately RMB 2.152 billion (same below), RMB 2,348 billion, and RMB 2,712 billion, respectively. In the same period, the company achieved net profit of about 75 million yuan, 121 million yuan, and 160 million yuan respectively.
