花旗發表報告指，越秀房託(00405.HK)去年派息按年減少26%，寫字樓表現疲弱，財務成本增加，不過估計今年派息大致持平，資金成本已見頂。
報告指，受惠利率下調，利息開支有望減少，估計今年利息開支減少6,000萬元人民幣，隨著人民幣升值及非核心資產資金回籠，負債比率亦有望下跌。零售物業及酒店表現強勁，將會抵銷寫字樓疲弱的影響，估計今年非寫字樓收入增長5%，酒店平均房租高於同業水平，餐飲消費提升，零售物業人流及銷售額錄得增長，維持其「中性」評級，目標價由1.2元下調至1.1元。(cy/k)
