According to the interpretation of the Bureau of Statistics, house prices in first-tier cities tend to be stable month-on-month, while the rate of increase in second-and third-tier cities has dropped significantly.

The following is the full text of the interpretation by Liu Jianwei, a senior statistician from the City Department of the National Bureau of Statistics:

First, the price increase of newly built commercial housing in 15 first-tier and second-tier hot cities continued to decline compared with the same period last year, and 10 cities decreased or remained flat compared with the same period last year.

In July, the real estate regulation and control policy of adjusting measures to local conditions and implementing policies according to the city continued to play a role, and the real estate market of 15 first-tier and hot second-tier cities was stable as a whole. From a year-on-year point of view, the price increase of newly built commercial housing in 15 cities is lower than that of the previous month, by between 0.8 and 4.9 percentage points. On a month-on-month basis, the prices of new commercial housing fell or remained flat in 10 cities, while those in 5 cities rose slightly, with the highest increase of 0.4%.

Second, the year-on-year increase in house prices in first-and second-tier cities in 70 large and medium-sized cities continues to decline.

It is estimated that the year-on-year growth rates of new commercial housing and second-hand housing in first-tier cities both dropped for 10 consecutive months, falling 1.7 and 2.0 percentage points respectively from June. The rise in new commercial housing prices in second-tier cities fell for eight consecutive months from a year earlier, falling 0.8 percentage points in July from June, while second-hand housing prices fell for six consecutive months, down 0.5 percentage points from June.

Third, the number of 70 large and medium-sized cities in Central is higher than that of the same or declining cities.

In July, new commercial housing prices in 14 cities were flat or down from the previous month, an increase of 4 over the previous month, while second-hand housing prices in 16 cities were flat or down from the previous month, an increase of 6 over the previous month. In terms of cities, house prices in first-tier cities tend to be stable month-on-month, while the rate of increase in second-and third-tier cities has dropped significantly. According to preliminary estimates, in July, the prices of new commercial housing in first-tier cities were unchanged from the previous month, while the prices of second-hand housing fell by 0.1%. The prices of new commercial housing and second-hand housing in second-tier cities both rose 0.4% month-on-month, down 0.2 percentage points from the previous month. The price of new commercial housing in third-tier cities rose 0.6%, and the price of second-hand housing rose 0.4%, both of which were 0.3 percentage points lower than last month.
