Recently, various institutions have successively disclosed data on the real estate market for 2024, with the second-hand housing market performing especially well. According to data monitored by Kerui, in 2024, the total transaction area of new and second-hand houses in 35 key cities is expected to reach 0.37 billion square meters, a slight year-on-year decrease of 8%. However, from the perspective of transaction structure, the transaction volume of second-hand houses is expected to reach 0.23 billion square meters, an increase of about 4.5% compared to 0.22 billion square meters in 2023. Looking at individual cities, among the 35 key cities, the transaction volume of second-hand houses is expected to show a fluctuating upward trend in 2024, with December's single-month transaction volume reaching 24.11 million square meters, the second highest monthly level in four years, and the overall fourth quarter setting a historical high for the quarter. "In 2025, the transaction of second-hand houses is expected to continue to show slight positive growth," Kerui analysis pointed out. The trend of 'exchanging price for volume' will continue, although in the fourth quarter, some cities' new housing projects are showing signs of stabilization after a decline. In the first half of next year, about half of the cities in the core 70 cities are expected to see a stabilization in housing prices.
