During the three-day Dragon Boat Festival holiday this year, although the average daily sales of new homes in key cities declined year-on-year, there was a significant increase compared to the May 1st holiday this year. According to the latest data from the China Index Research Institute, during the Dragon Boat Festival holiday period this year (June 8-10), the average daily sales area of new homes in the 30 representative cities decreased by about 16% compared to the 2023 holiday, but the average daily turnover increased by more than 60% compared to the May 1st holiday this year. Take Beijing as an example. Affected by the holidays, activity in new homes has declined, and the number of second-hand housing offers and inquiries can still maintain a certain level of activity. During the Dragon Boat Festival holiday, 128 new housing units were signed online and 187 second-hand housing units were signed online. Industry insiders believe that the executive meeting of the State Council held on June 7 further clarified the policy direction of “removing inventory” and “stabilizing the market,” and sent a stronger positive signal. Currently, among first-tier cities, only Beijing has yet to follow a series of new inventory removal policies introduced in May, and there is room for optimization in the future. As core Tier 1 and 2 cities gradually implement various policies and measures, the market may gradually enter the implementation period of policy effects in the future, and market activity in core cities is expected to improve in June.
